What does an Alpha Check Inspection cover?

We strongly encourage our clients to be present during the ongoing inspections. We explain each system as well as provide suggestions for improvements which may make the home more comfortable or economical to live in. Defects or deficiencies will be explained as well as their implications while trying to keep these issues in perspective.
All defects and deficiencies noted will be incorporated into a report complete with cost projections.

The inspection covers more than a hundred items, including the items listed below.

Sites and Grounds
Inspections include walkways, driveways, porches, patios, decks, stoops, fences, stairways, vegetation and trees adjacent to the home, swimming pool surfaces, grading, retaining walls, window wells and drainage.

Exterior Surfaces and Components
Inspections include wall surfaces and siding, doors and door frames, windows and window frames, skylights, trim and chimney exteriors.

Garages (Attached / Detached)
Inspections include exterior siding and trim, vehicle entry door and door hardware, other doors, windows and frames, automatic door opener, interior walls and ceilings, fire wall, fire door and floors.

Roof Surfaces and Components
Inspections include main and garage roof materials, flashings, drip edges, gutters and downspouts where readily and safely accessible.

Interior Surfaces and Components
Inspections include wall, ceiling and floor surfaces, windows, doors, stairways and railings, cabinetry and countertops, bathtub and shower enclosures, bathroom tile, grouting and caulking.

Attic Space and Roof Framing Components
Inspections includes access hatches and stairs, framing, sheathing, insulation and ventilation.

Foundation
Inspections includes walls, floors, floor joists and framing, subflooring, supports, beams, bulkhead door assembly and stairs, insulation, ventilation, sump pit and pump.

Central Heating System
Inspections includes cabinet, burners, venting connector pipes, blower fan and motor, circulating pumps, ductwork and distribution piping, emergency shut-off and safety valves, zone valves and thermostats.

Air Conditioning System
Inspections includes compressor / condenser unit, service disconnects at the compressor and air handler, exposed refrigerant lines, condensate drainage unit, air handler cabinet, blower fan and motor, ductwork, filters and thermostats.

Plumbing Systems and Components
Inspections includes exterior plumbing, interior water distribution piping, drain / waste piping and venting, sinks, toilets, faucets, showers, bathtubs and whirlpool tubs, laundry tub and faucet, hot water heater, fuel supply meter and distribution piping, water conditioner and filtration equipment and plumbing ejector pump.

Electrical Systems and Components
Inspections includes main service cable, metering equipment, main and sub panels, circuit breakers, fuses, interior / exterior visible wiring and fixtures, grounding system and ground fault circuit interrupters.

Built-in Appliances
Cooktops, ovens, dishwasher, garbage disposal, trash compactor, exhaust systems and microwave.

Miscellaneous Systems and Components
Inspections includes fireplaces, smoke detectors, carbon monoxide detectors, bathroom exhaust fans, ceiling fans, whole house fans.
